Citigroup Center, a 34-story trophy tower in Downtown Miami and the second-largest Class A office building in the state of Florida, today announced the leasing and occupancy of nearly 28,000 square feet of spec office suites to eight industry-leading tenants.
The 810,000-square-foot building is located on the corner of Biscayne Boulevard and Southeast 2nd Street and is interconnected to the InterContinental Hotel. Citigroup Center’s unobstructed views of Biscayne Bay, paired with access to the sprawling adjacent Bayfront Park and hospitality-focused amenities and service, create the ultimate workspace.
The new tenants include:
“We are proud to plant our flag at Citigroup Center and be part of the resurgence of Downtown Miami,” said Max Borges, President of Max Borges Agency. “The building’s views, access, and attention to delivering premier amenities and service are unmatched and allow us to attract and retain quality talent.”
Face Capital Advisors, a financial advisory firm, and Alubar Metals, one of Brazil’s leading manufacturers of aluminum metals and cables, also signed lease extensions for their 1,148 square feet and 2,007 square feet spec suites, respectively.
The move-in ready spec suites were designed in two phases between 2021-2022. Following the completion of these new leases, and to meet continued demand for the custom, move-in ready suite offerings, building ownership is currently developing another 37,000 square feet of spec suites — spread across 10 suites, each ranging in size from 1,900 to 9,000 square feet. One of these suites is already under contract.
Steven Hurwitz, Doug Okun, and Madeline Fine of JLL represent the landlord in the leasing of Citigroup Center.
“The success of and demand for Citigroup Center’s move-in ready suites speaks volumes to the office market shift post-pandemic,” said Hurwitz. “This leasing momentum demonstrates how companies are folding nimble, thoughtfully designed, and ideally located office spaces into their long-term business strategies. Providing inspiring workplaces with world-class amenities is non-negotiable for attracting and retaining the best talent.”
The property announced a rebrand for Citigroup Center – with a new logo, website, and branding – built around the concept of “Built for Success” to accompany its planned renovations throughout 2023, including an updated lobby with an activated cafe and outdoor seating area; as well as a restaurant on the ground floor; an executive valet service program; and implementation of health and wellness programs both onsite and at nearby outdoor destinations for an unmatched, hospitality-driven tenant experience.
“The ‘Built for Success’ tagline emphasizes Citigroup Center’s ability to offer tenants and their employees the tools needed to succeed in their professional and personal lives,” said Hurwitz. “The unmatched connectivity, hospitality-focused service, and waterfront location with easy access to transportation options, a wide array of restaurants and bars, and vibrant entertainment venues combine to create the ultimate workplace experience.”
The property’s current amenities include an on-site car wash; valet parking; an ATM; a 9,000-square-foot, state-of-the-art conference center; dedicated Tenant Services Coordinator; fully integrated tenant experience app; and immediate, interior access to the connected Intercontinental Hotel’s fitness center and spa, outdoor meeting and events space with a Skylawn and rooftop pool, and more.
Citigroup Center’s prime location in the heart of downtown Miami offers tenants immediate access to I-95, Brickell Avenue, Biscayne Boulevard, Bayfront Park Metromover Station, and the MacArthur Causeway, and close proximity to the Brightline’s Miami Central Station, South Beach, and Miami International Airport (MIA). Additionally, the building boasts premier proximity to dozens of dining, entertainment, and lifestyle amenities, and has achieved both WELL Health-Safety and Energy Star ratings.
